Those looking to buy or sell a vacation property need a realtor well-versed in the nuances of Shore real estate. From knowing which towns are up and coming to which homes are about to hit the market, a realtor who is tuned into the lifestyle and experience of the Shore market. Marie McQueen, a realtor associate with Farley & Ferry Realty, is known as the “Queen of the Sea” for good reason. The agency sells homes in Ventnor and beyond, from Toms River down to Cape May. Not only has McQueen been in real estate for 18 years, but her prior career in construction spanned three decades, giving her experience and knowledge that enables buyers and sellers to achieve their goals.

House & Home spoke with McQueen to find out how she differentiates herself from the competition and which Shore markets are heating up.

After almost two decades in real estate, what makes you stand out?
As the Queen of the Sea, it’s smooth sailing to settlement for both buyer and seller. I spend time on attention to detail and make sure they are engaged through the whole process. I am able to read the buyer or seller and determine their needs.

What would you say is the current state of the housing market down the Shore?
Hot, hot and wow! It has been the busiest summer in over 10 years since Hurricane Sandy hit in the area.

What are some of the hottest areas right now?
Atlantic City has returned to be a hot market as the advent of the opening of the Stockton University campus and  the two new casinos have created excitement in the marketplace. Locals employed by the casinos and college have been able to afford new housing in off-Shore communities.

What makes the Shore so appealing for real estate investments?
The Shore creates an atmosphere for families to have reunions, get-togethers, bachelorette parties and the greatest jewel is the ocean and the influence on the area. Biking, relaxation, casinos, shows and restaurants form a backdrop for everyone to find a place for themselves.

What are some things every buyer needs to know when looking at Shore homes?
In order to buy or sell a Shore home they need to know the proper elevations and flood zones. With my experience as a member of the planning and zoning boards, I have firsthand  knowledge of  what is required in terms of these two important issues and I’m able to put my clients at ease in terms of insurance costs.

Are there any current trends in the local real estate landscape, what are folks gravitating toward?
Technology and digital platforms sustain and grow the business even in the wee hours of the night when interested parties are searching  the internet. They have information about school systems and proximity to the beach or boardwalk at their fingertips. Virtual home tours provide buyers with a more intimate view of the home, and I make sure there is a fun and engaging persona in every video.

Cleanliness, staging and calling  the Queen of the Sea.
